When you pay your rent. You should do it with a check or money order that is called a paper trail. Ask for a rental recite of your payment. Even a verbal agreement is fine if you all are under the same understanding. However it only protects you and the owner if it is in writing.

The lease is word of mouth. Its not illegal but if it comes to court for some reason it becomes difficult to verify who is at fault. Also, by paying cash you have no rights if landlord wants to take back residence.

What city, what location, how old is the property, what is the condition? Shop around and find out. What do you know about your room mate? Be careful on that one.

I am not from that area, but what I may suggest is checking the local papers in that area, or call a local Real Estate office in the area, they sometimes have their own rentals available.

in burbank or any area in the northern los angeles are is kind of impossible if you where looking for a house then thats another story try the la times or something whats wrong with apartment guide? you know the classifieds for apartments only you can find at your local grocery/convenient stores? ralphs, 711? what you see in there is pretty much all there is in burbank and glendale
